Keishosha is a Japanese architectural practice devoted to historic and cultural-property buildings. We take a building from survey and conservation planning through to repair design and on-site supervision, so that what has been repaired many times over the centuries can be handed on once more.
What we inherited from the past,
we pass on to what comes next.
A historic building survives because it has been repaired, again and again. Reading carefully how it was built, and how each generation chose to mend it, is where the next repair begins.
We handle the whole sequence in one office — conservation planning, survey, design and construction supervision — so that a building can keep being used without losing what makes it worth keeping.
We work anywhere. Our record is in Japan, but we are glad to travel, and we welcome enquiries about projects outside the country — whether that means a survey, a conservation plan, or working alongside a local team.
Keishosha (継承社) means “the company that carries things forward”.We begin by listening — your intentions, budget and constraints, and whatever is troubling you about the building. We work with grounds and gardens as well as with structures.
We carry out the survey work needed to establish the building’s present condition and the extent of deterioration, and confirm the regulations that apply.
Drawing on the consultation and the survey, we set out what is possible and put a proposal to you.
The proposal is developed in detail through meetings and presentations until it becomes a schematic design you are satisfied with, together with an estimate of construction cost.
From the schematic design we prepare the drawings needed to tender and let the works.
We review tenders and costs, and advise on the choice of contractor.
We convey the design intent clearly to the contractor and inspect the works, so that everything is built in accordance with the contract documents.
A survey, a plan, or simply a first conversation — all are welcome, wherever the building stands.
